Specialist Disability Accommodation (SDA) refers to purpose-built or modified housing for NDIS participants who have extreme functional impairment or very high support needs. It's a capital support — meaning the NDIS provides funding to build, buy, or modify housing that enables participants to live as independently as possible.

Our SDA properties are modern, fully accessible, and designed to work alongside our SIL support — giving participants housing that meets their physical needs while the people around them provide the daily support they require.

SDA Design Categories

Built for your

SDA comes in four design categories. We can help you understand which one matches your NDIS plan and support requirements.

Improved Liveability

Housing with improved physical access features for participants with sensory, intellectual, or cognitive impairment — designed for greater ease of use and comfort.

Robust

Durable, easy-to-clean, and resilient housing suitable for participants with very high support needs who may unintentionally cause damage to their environment.

Fully Accessible

Wheelchair-accessible properties with features such as ceiling hoists, wet areas, wide doorways, height-adjustable benches, and emergency call systems.

High Physical Support

Premium accessible design including assistive technology infrastructure — backup power, ceiling hoist systems, smart home controls, and emergency communication.

Eligibility

Is SDA funded in your plan?

SDA is only available to a small number of NDIS participants — approximately 6% of the scheme. Eligibility is assessed by the NDIA based on your functional impairment level and housing needs. You may qualify if you:

  • Have extreme functional impairment in physical mobility
  • Require significant daily support from assistive technology
  • Have very high support needs that require specialised housing infrastructure
  • Are unable to access suitable housing on the private market

NDIS Funding Category
Capital Supports

SDA is funded through the Capital Supports budget in your NDIS plan. Unlike Core Supports, SDA funding is assessed individually and approved by the NDIA separately from the standard plan review.

SDA + SIL work together.
Most SDA participants also receive SIL support. We provide both — making us a one-stop housing and support solution.
